Delene was great!  She called me on Saturday to tell me that hte intial buyer had cancelled at about 9:15 am, she called me at 10:00am  

She said to me "I have good news and I have bad news, what do you want first?"

Well, for me, I want to get the worst over, so I said "hit me with the bad news"  when she told me t hat the buyer backed out...Iwasn't sure I had heard her correctly..so I asked to to repeat herself..ugh.  "ok, so what's the good news?"  When she told me that she had a backup buyer with an off of a little more than the origninal offer, I was even in more shock...Especially when she said they wanted a quick closing!!

Everything was great..
